Design-Build Process
Step 1: Schematic Design Phase
The schematic design phase begins with our licensed architect and design team working with the project owner to define goals, requirements, and overall vision. An architectural program outlines key functions, square footage, and needed features.
The team creates initial drawings and digital renderings to explore design concepts, scale, and spatial relationships, while also reviewing zoning and jurisdictional requirements. Once finalized, a schematic design and preliminary cost estimate are presented for approval, setting the foundation for the design development phase and construction.

We outline key elements—including mechanical, electrical, plumbing, structural, and architectural details—ensuring all aspects are fully coordinated. Detailed drawings specify materials, window and door placements, and other essential features, tailored to the project and owner’s preferences.
At the end of this phase, the refined design is presented for owner review and approval, ensuring alignment with the owner’s vision before progressing to the next stages of development and construction.

Step 3: Construction Document Phase
The Construction Documents (CDs) phase follows Design Development, turning approved designs into detailed, construction-ready plans. Our architect and team produce comprehensive drawings specifying materials, construction details, and essential components, customized to the owner’s needs.
Once finalized, the documents are sent to Project Managers for pricing, with any missing information clearly noted. This phase concludes with final project cost estimates, ensuring all aspects are accounted for before construction begins.

If questions or issues arise, the team provides architectural sketches or clarifications, and in rare cases may issue a Change in Services to ensure successful project delivery.
