Retail and Restaurant Construction in Central Pennsylvania
Our Services
Fit-outs, build-outs and multi-tenant property work, on a schedule tied to an opening date.
Goodridge Construction Group builds retail and restaurant space across central Pennsylvania: tenant fit-outs, full build-outs, rebrands and multi-tenant property work.
Our leadership team has been the landlord as well as the contractor. They have built commercial buildings, held them and leased them, which means they have sat on the other side of a tenant fit-out watching a vacancy earn nothing. The thing that matters to a property owner is not the finish schedule, it is the date the tenant starts paying. We scope and sequence around that, and we will tell you up front which parts of the programme are genuinely at risk rather than discovering it in week six.
Tenant Fit-Out
Taking a shell or a previous tenant’s space and turning it into a working business.
Tenant fit-out work:
- Demolition of a previous tenant and taking the space back to shell where needed
- Full build-out: framing, mechanicals, finishes, storefront and signage coordination
- Landlord work letter coordination so the right scope sits on the right side of the lease
- ADA compliance, including entries, restrooms and clearances
- Working to a franchise or corporate prototype where the tenant has one
Restaurant and Kitchen Build-Out
Restaurants carry more trades, more inspections and more risk than almost any other space this size.
Restaurant build-out includes:
- Commercial kitchen layouts, equipment setting and utility rough-in
- Hood, make-up air and fire suppression coordination
- Grease interceptors, floor drains and sloped floors
- Dining room build-out, bar construction and restrooms
- Health department and fire marshal approvals carried through to sign-off
Strip Centers and Multi-Tenant Property
If you own a strip center or a multi-tenant building, construction is a recurring cost, not a one-time project.
Multi-tenant property work:
- Turning spaces between tenants, on the schedule a signed lease demands
- White-boxing vacant units so they show and lease faster
- Facade, canopy, sidewalk and parking lot work
- Roof, envelope and HVAC replacement across a whole center
- Subdividing or combining units as tenant sizes change
Renovations Around an Open Business
Most of this work happens while the neighbors are open and the parking lot is in use.
How we work around an operating business:
- Phasing and after-hours work so the business keeps trading
- Dust, noise and odor containment between the work and the public
- Keeping entrances, exits and parking usable and safe throughout
- Protecting adjacent tenants from the work next door
- A written schedule the tenant and the landlord both see
Permits, Health and Fire Approvals
Commercial approvals are where retail and restaurant projects actually lose time.
Approvals we carry:
- Building, electrical, plumbing and mechanical permits in your municipality
- Health department plan review and inspection for food service
- Fire marshal review of suppression, egress and occupancy
- Signage and zoning approvals where the municipality requires them
- Certificate of occupancy, which is the date that actually matters
Where We Build
Where we build:
- Berwick, Bloomsburg and Danville
- Wilkes-Barre, Nanticoke, Kingston and Hazleton
- Lewisburg, Mifflinburg, Sunbury, Northumberland and Milton
- Route 11 and 15 and Route 6 commercial corridors
- Larger retail and restaurant projects well outside these counties
Open on the Date You Told Everybody
A retail or restaurant project is not judged on finish quality. It is judged on whether you opened when you said you would, because the lease, the hiring, the inventory and the advertising were all booked against that date. We build backward from it, we tell you early when an inspection or a long-lead item threatens it, and we do not discover the health department two weeks before opening.
Contact Goodridge Construction Group to discuss a retail or restaurant project. We work throughout Columbia, Montour, Luzerne, Union and Northumberland counties, and farther for larger projects.
