Multifamily and Townhome Construction in Pennsylvania

Our Services

Design-build multifamily for developers and investors, from the first pro forma to the last certificate of occupancy.

Goodridge Construction Group builds multifamily. We have put up duplexes and multifamily buildings in Nanticoke, Luzerne County, and multifamily is the work we are best positioned to take on across central and northeastern Pennsylvania.

Multifamily is not a bigger house. The unit repeats, so every decision gets multiplied by the unit count, and the schedule is not a convenience, it is the rent roll. A two-week slip on a twelve-unit building is real money. We price it, schedule it and build it on that basis.

Design-Build for Multifamily

Most of the developers we work with own ground and know their market better than we do. What they want from a builder is a number they can finance against and a schedule that lets units start earning.

Our leadership team has been on that side of the table. Between them they have taken a 54-lot residential subdivision and a 19-lot subdivision from raw land through entitlement, design, financing, construction and sale, and carried a 22-unit townhouse community through the same cycle and into operations as the owner. They have also converted a former school into professional offices and a preschool, converted a former hospital annex into apartments and developed sixteen further rental units on that property, and built and then held a pair of professional office buildings in Bloomsburg. That is land selection, feasibility, design, financing, construction, then leasing and operating, repeatedly.

It means that when you talk about carrying costs, absorption, draw schedules or how a lender is going to read your pro forma, you are not explaining it to your contractor.

What design-build gives a developer:

The building types we are set up for, and the ones that fit this market.

What we build:

On repeating units, the foundation system is the decision that drives the whole schedule.

Site and foundation work:

Multifamily is judged on whether units come online when the lender and the leasing schedule say they will.

How we run the schedule:

We would rather be in the conversation before the land is under agreement than after the drawings are done.

How we work with owners:

Where we build multifamily:

Built on a Schedule That Holds

A multifamily project fails financially long before it fails structurally. It fails when units come online a quarter late and the debt service started anyway. The contractors who are good at single-family houses are often not good at this, because the thing that matters is not craftsmanship on one unit, it is repeatability across twenty. We build to the schedule, we report against it, and we tell you early when something threatens it.

Contact Goodridge Construction Group to discuss a multifamily project. We work throughout Columbia, Montour, Luzerne, Union and Northumberland counties, and farther for larger developments.
