Office and Medical Building Construction in Central Pennsylvania
Our Services
We design-built our own office. 1025 and 1033 Alliance Park Drive, Bloomsburg.
Goodridge Construction Group designs and builds office and medical space across central Pennsylvania. We can point at two buildings in Bloomsburg, 1025 and 1033 Alliance Park Drive, that our leadership team selected the land for, designed, financed, built, and then owned and leased. We occupied one of them ourselves.
That is worth more than a portfolio photograph. It means we have been the client as well as the contractor: we have signed the construction loan, carried the building while it filled, dealt with the tenant who wanted a wall moved after the drywall went up, and paid for the mistakes. It changes how we price a job and what we tell you before you commit.
Our leadership team has also delivered VA outpatient clinics, converted a former school into professional offices and a preschool, and converted a former hospital annex into apartments with sixteen further rental units developed on that property. Across that work the cycle is the same one every time: land selection, feasibility, design, financing, construction, then leasing and operating.
Ground-Up Office Buildings
A new office building is one of the cleanest applications of design-build, because the budget and the square footage are usually fixed before anything is drawn.
Ground-up office construction:
- Site selection input, feasibility and budget before you are committed to a parcel
- Drawings, engineering coordination and permitting under the same contract as construction
- Single-tenant buildings and multi-tenant office buildings
- Full site work: parking, drives, lighting, stormwater and landscaping
- Shell-and-core delivery where you intend to fit out for tenants later
Medical and Dental Offices
Medical and dental space carries requirements that ordinary office space does not, and they are not optional.
Medical and dental build-outs:
- Exam rooms, treatment rooms, labs and sterilization areas
- Lead shielding and structural support for imaging equipment
- Dedicated mechanical, medical gas and plumbing requirements
- ADA compliance throughout, including entries, restrooms and clearances
- Infection control and separation during construction in an operating practice
Office Fit-Out and Tenant Improvement
Most office work is not a new building. It is making an existing space fit a different business.
Fit-out and tenant improvement:
- Taking a shell or a previous tenant back to what you need
- Offices, conference rooms, open plan and collaboration space
- Data, electrical and lighting layouts built for how people actually work
- HVAC zoning, because office comfort complaints are nearly always a zoning problem
- Landlord work letter coordination so the right scope sits on the right side of the lease
Renovating an Office While People Work In It
Most of our office renovations happen in buildings nobody can shut down.
Working in occupied space:
- Phased work so departments move once, not three times
- After-hours and weekend work where the business cannot absorb the noise
- Dust and noise containment between the work and the people still working
- Keeping entrances, exits, restrooms and parking usable throughout
- A written schedule your office manager and your landlord can both plan around
Design-Build for Office Owners
The reason owners choose design-build for office work is that it is the only way to know the cost before the drawings are finished.
What design-build gives an office owner:
- Budget set early and held, rather than discovered after an architect finishes
- One contract covering design, engineering, permitting and construction
- Constructability reviewed on paper instead of found in the field
- One superintendent and one number to call
- Guaranteed maximum price where a lender or a board requires it
Where We Build
Where we build:
- Bloomsburg, including the Alliance Park corridor
- Berwick, Danville and the Geisinger medical corridor
- Wilkes-Barre, Kingston, Pittston and Hazleton
- Lewisburg and Sunbury, including the Evangelical corridor
- Larger office projects well outside these counties
A Builder Who Has Been the Client
Most contractors have never occupied a building they put up. We have. We know which mechanical decision you regret in February, where the data drops should have gone, and how much daylight actually matters to people who sit in a room eight hours a day. That shows up in the questions we ask before anything is drawn, which is the cheapest moment to ask them.
Contact Goodridge Construction Group to discuss an office or medical project. We work throughout Columbia, Montour, Luzerne, Union and Northumberland counties, and farther for larger buildings.
